Massing Bill — worked demo

Six months of billing on a $4,850,000.00 medical office building, produced by the real engine. Every figure below came out of the same code a self-hoster runs; none of it is mocked up.

What the six periods demonstrate

1–2 — first billing and steady progress.
3 — a change order adds a new schedule line mid-stream.
4 — bonded off-site curtain wall appears in column F.
5 — it installs: column F empties into column E, billed once, not twice.
6 — a deductive change order, and the architect certifies $18,000 less than was applied for. The next period’s line 7 follows the certificate, not the request.

Every period carries one warning: the subcontractor’s Form W-9 is not on file. That is on purpose. A warning is a thing the project manager should know and can still bill through; an error blocks submission outright. A demo where everything is clean would not show you the difference.

The reconciliation page

Every rendered application carries one. It is the thing no competitor ships: each of the G702 lines and G703 columns checked against the contract, the schedule of values and the preceding period, with the failures named before the owner sees them. Open any application above and scroll to the last page.

The spreadsheet is the honest one

Download an .xlsx above and click a cell in column G. It is =E6+F6+G6, not a number. The cover sheet references the continuation sheet’s totals rather than restating them. A spreadsheet of frozen figures asks to be trusted; one of formulas can be checked.

Lien waivers

Twelve states prescribe the exact wording of a lien waiver, and a form that does not substantially conform can be unenforceable. This build ships 48 statutory templates with empty bodies, and the renderer refuses them by name and citation until someone reads the statute and enters the verbatim text. Inventing plausible statutory language would release lien rights nobody would discover were gone until the money was.

The CA statutory waiver form has not been verified, so it cannot be issued. Enter the verbatim text from Cal. Civ. Code §§ 8132 (conditional progress), 8134 (unconditional progress), 8136 (conditional final), 8138 (unconditional final) and mark the template verified. Massing Bill ships statutory forms empty on purpose: a waiver that does not conform to the statute can be unenforceable.
